Social housing Erzelli

Modern apartments with views of the greenery and the sea, within the largest Science Park in Italy.

The project is part of the GREAT Campus area, the Scientific and Technological Park of Erzelli in Genoa, a stone’s throw from the airport and the motorway and well connected to the city bus line. Overall, 100,000 square meters of residences are planned to provide a diversified offer in residences, student residences, but also houses for rent, rent to buy and purchase for the planned establishment of the Engineering Faculty of the University of Genoa.

The project involves the construction of a residential and commercial building with 8 floors above ground, characterized by a large portal that cuts through the central part and connects the square and the park with a ramp, at different heights. On the ground floor, on the square front towards the buildings of Ericsson and Siemens, the commercial premises have been positioned, while on the park front have been designed apartments with gardens, which overlook the park below. Also on the ground floor there is a multi-purpose space on two levels, accessible both from the square side and directly from inside the residences, which will be used for condominium meetings and collective events for the inhabitants of Social Housing.

The building has 129 residences distributed by four staircases: 10 apartments on the ground floor with a terrace-garden, 16 apartments on the floor type 1-2, 18 apartments on the floor type 3-6 and 15 apartments on the floor 7, which differs from the underlying floors arranged mainly in two-room and three-room apartments, due to the presence of some four-room apartments in the central part of the building. The apartments vary in size depending on the type: about 32 square meters for the one-room apartments, 45 square meters for the two-room apartments, between 65-85 square meters for the three-room apartments, between 110-120 square meters for the four-room apartments.

The facades facing the park have been designed with balconies / loggias with south-west orientation. Their particular geometry allows both to have a part of covered loggia, and a less deep part but with the view towards the sea. Furthermore, the presence of so dense balconies and glass walls contributes in this prospect to bring the green of the park inside the apartments, emphasizing the relationship between interior and exterior and improving the quality of the interior environments. Furthermore, the cutting of the flats, mostly with double facing, guarantees the double view of the sea and the park to most of the apartments.

The façade overlooking the square and the existing buildings Ericsson and Siemens, is instead characterized by vertical windows and frames that enclose windows and portions of masonry covered with sheet metal. While the frames protrude about 5 cm from the façade, the portions of masonry adjacent to the windows and squared by the frames have a smaller thickness and are set back by about 10 cm from the main façade. The detail of the frames together with the different design of these, alternating with the various floors, contributes to the overall and dynamic design of this facade.
