In 2021, Barreca & La Varra and the Municipality of Udine developed the project “Living in Udine: San Domenico District 2030 – Communities in the plural” for a 73,800-square-meter area as part of the National Innovative Program for the Quality of Living – PINQUA. The project received a €15 million grant from the Italian Ministry of Infrastructure and Transport.
The PINQUA proposal covered 16 buildings—15 municipal and one owned by ATER—with a total of 164 residential units. In 2023, funding was secured to begin construction on only two of the four lots: LOT B (Municipality of Udine) and LOT D (ATER).
The design for LOT B consists of two buildings—each with three floors above ground, a ground floor, and one basement level—one L-shaped and the other linear, arranged to form a courtyard open toward Via Eritrea and closed off along Via della Faula.
The project maintains the residential layout envisioned in the original PINQUA submission, featuring 73 apartments (in various layouts) designed to house up to 186 residents. The units include four types: 2 studios, 38 one-bedroom apartments, 11 small two-bedroom units, and 22 three-bedroom apartments. Some apartments also include covered terraces, private loggias, and gardens.
The ground floor is designed to be more open and permeable, hosting a number of services—especially in the linear building facing Via della Faula—such as a bike repair shop, a pharmacy, a space for a neighborhood manager, and service rooms. Other parts of the building contain ground-floor residences with private green spaces.
Accessibility and walkability are ensured through two pedestrian paths that connect Via Derna and Via della Faula, both around and through the complex. Each apartment will have access to a parking space in a private north-side lot, shaded by trees and low vegetation. The parking surface will use permeable materials to reduce heat retention and support hydrogeological sustainability.
In December 2023, the construction contract for LOT B was awarded to the Temporary Grouping of Companies led by Riccesi Holding (Trieste), in partnership with Gemmo Impianti SRL. Between January and June, demolition of the 8 existing buildings in LOT B is planned. The project is expected to be completed by spring 2026.
