Inventing a center: a park with many functions in the future of the former industrial area with a view of the hills

The complex is located at the intersection of Brigata Sassari and Ferdinando Zamboni streets, near the “Santa Maria dei Battuti” civil hospital and the former “San Marco” barracks and the professional commercial institute “Saro Politi.”

The decommissioning of the former Cotonificio Bassetti will provide the opportunity for a new urban center with a diverse set of functions, centered around a park that will accommodate a new university hub, student residences, offices, retail, and housing. The new development will act as a mediator between the historic center and the landscape of the hills and vineyards, drawing from both these landscapes in terms of logic, materials, and colors.

The project includes the construction of 40 apartments, the renovation of the existing Bassetti offices (along with the recovery of the buildings), and the establishment of a student housing facility with at least 200 beds, aimed to support a new degree course (in collaboration with the University of Padua), which will include 40 faculty members and 150 students. Additionally, it plans for a hotel for business travelers, with areas suitable for accommodating tourist coaches and a co-housing space for seniors. A new focus will be directed towards traffic management, with studies on walkable and bikeable pathways. The project also includes a “food center,” which will provide dining services to all the facilities within the complex.

The area will be permeable and open to the city: it will consist of 70% green (unbuilt) spaces, reversing the current layout.

The groundbreaking is expected in the autumn of 2025.
