Olis smart apartments

The renovation project of the existing building at Via Binda 21, located in the Navigli district, involved a complete redesign of the façade and internal layout, as well as the upgrade of the building’s mechanical systems.

The intervention resulted in a fully renewed and sustainable building, equipped with photovoltaic panels and a controlled mechanical ventilation system, along with the complete replacement of all windows and doors. The internal layout was entirely redesigned, with the exception of the staircase location. The 40 apartments are rated A+ energy class, and the enlargement of the original windows allows for increased natural light.

In the composition of the façade, the three parts of the building follow a shared design language while maintaining a distinct identity, reflecting the different characteristics of the units: the lower-floor apartments are closer to the street’s vibrancy and to the courtyard—now the welcoming heart of the project—while the upper-floor apartments are enhanced by large terraces with views over the transforming city of Milan.

The interiors also have a heterogeneous character, with diverse finishes and color palettes that define the character of the building, designed for a form of hospitality intended for short-term rentals or with flexible formulas.
