With L’INNESTO, the Milanese suburbs are enriched by a new settlement principle, characterized by a multiplicity of open spaces of relationship (arcades, squares, broletti) around residential buildings marked by important services (Circular Economy District, Community Food Hub, Zero Waste Food Store). Between houses and public space, the relationship is mediated by a series of green “diaphragms” (private gardens, educational gardens, mulberry trees, orchards, community gardens, woodland spots). As in a forest, where maximum biodiversity allows for greater richness and variety, so this wide range of forms of open spaces will allow a remarkable diversity of forms of interaction between people, so many ways of being together in open space.
But this variety also characterizes the shape of the buildings – built with a mixed technology that involves the combined use of wood and concrete – which are rich in loggias, balconies, porches, terraces. Domestic life as well as public life leave their “imprint” in the architecture and space of the city.

The objectives of the Reinventing Cities call to tender have led to the creation of a multidisciplinary team where the Client and designers came together with the primary parties committed to daily management and creation of a sustainable future. The work group leaded by Fondo Immobiliare Lombardia (FIL) has witnessed the active collaboration of Milan’s network companies like A2A Calore e Servizi, the primary organisations committed to social development (Delta Ecopolis, In-Domus, EStà, Fondazione Social Venture Giordano dell’Amore, AIM, Arimo, Future Food, Fungo Box, The Circle, Peverelli, NazcaMondoalegre), and the most prestigious Italian universities, along with research and innovation centers (Politecnico di Milano with Professor Mario Motta, Centro di Ricerca TEBE – Technology Energy Building Environment – at Politecnico di Torino with Professor Marco Filippi, Cresme Ricerche Spa, Cariplo Factory, Intesa Sanpaolo Innovation Center, Planet Idea). All of these parties are individually involved in projects focused on the creation of new models for sustainable living, both in terms of energy and social involvement, for the first time with a joint effort. This work group was supported by a team of leading international professionals (Arup, Stantec, Barreca & La Varra, and Mobility In Chain, Ariatta, Starching, Borlini & Zanini SA) and by a construction technology production company (WoodBeton) in order to transform the extremely ambitious ideas into a feasible project. The work produced by this Think Tank is in itself an extraordinary result as, in addition to the Reinventing Cities project, it generated interesting solutions for future urban developments. Today the think tank is an asset that is available for the city and its citizens for future developments.
the project
L’INNESTO is the showroom of Milan’s new sustainability strategies. Development of an innovative 4th generation district heating (4GDH) system, powered by renewable sources (including an urban wastewater heat-recovery system). Design of Nearly Zero Energy Buildings coupled with a pre-assembled construction technology with optimal bio-based material mix, with the aim of minimizing CO2 and waste, allowing the structure to be disassembled and 100% recycled. Minimization of soil excavation to be massively treated on site with bioremediation techniques and re-used for landscaping; preservation and enhancement of the agricultural heart of the area (vegetable gardens, nursery garden, natural based roofs, edible landscape). Comprehensive sustainable mobility approach to provide citizens with a full coverage of solutions for mobility needs, promoting active mobility, public transport, sharing systems and a drastic reduction of private parking areas. Beyond reaching zero carbon, INNESTO encompasses a proposal for the settlement of a Circular Economy District promoted by primary institution (Cariplo Factory). A 30-year commitment to integrated management, leveraging innovative tools and value-added shared spaces to establish relationships between residents, involving the entire neighborhood: a Human Adaptive Zone.
